Load-bearing walls, settlement cracks, structural integrity.
Tiles, flashing, insulation, timber condition.
Rising damp, basement moisture, condensation, measured, not guessed.
Wiring age, safety standards, capacity.
Pipe condition, drainage, water pressure.
Seals, frames, thermal performance.
Thermal bridges, U-values, Energieausweis plausibility.
Structural versus cosmetic, and which is which.
Boiler age, radiators, air exchange.
Independent floor-area measurement and verification.
Render, balconies, drainage, boundary structures.
Visible mould, humidity levels, ventilation adequacy.
Every finding is backed by a reading: surface moisture, infrared temperature, humidity, build-up. A freshly boarded wall tells you nothing. The reading behind it does.
Capacitive moisture mapping · infrared thermometry · thermal imaging included · endoscope inspection

I’m Alice Carpenter, Baugutachterin and Building Surveyor with an RICS-accredited BSc. I arrive with a thermal camera and moisture meters, I go into the cellar, I get onto the roof, and I read the minutes of the Eigentümerversammlung. In Düsseldorf the question is rarely how it looks, it is what sits behind the finish.
British training, continental practice. Before ABC Experts I worked for boutique technical due-diligence firms across the DACH region, which is why every finding carries a number rather than an adjective. I work only for buyers and owners, never for the seller.

Home to Europe's largest Japanese community, major international corporations (Henkel, Vodafone, L'Oréal), and a thriving expat scene. Average prices in prime districts reach €4,000-5,500/m². An independent Baugutachten protects your investment in this competitive market.
Düsseldorf's elegant Gründerzeit apartments in Oberkassel and Carlstadt feature ornate stucco facades that often conceal Feuchtigkeit (moisture damage) and outdated infrastructure. Trendy conversions in Flingern and Unterbilk can hide structural compromises behind stylish finishes. New developments along the Rheinufer and in the MedienHafen may have Baumängel (construction defects) masked by premium presentations.
If you're on a 3-5 year corporate posting and buying your first German property, the process can feel overwhelming. A Makler won't flag the Feuchtigkeit in the Keller. We will, fluent in both German and English, we deal with sellers, developers, and Hausverwaltungen in German, then give you the full picture in plain English so you can make informed decisions under time pressure.
We don't just write a Gutachten and disappear. We support you through the entire Immobilienkauf (property purchase), helping you navigate the Notar appointment, understand your rights under German Baurecht (building law), and identify Sanierungskosten the seller should cover.
Clients have used our findings as costed, documented evidence when renegotiating. In Düsseldorf the gap is usually between what was refinished and what was actually repaired.
Düsseldorf mixes surviving Gründerzeit quarters with post-war stock and high-end new build. The market rewards presentation, and a good finish reliably distracts from the structure behind it.
A beautifully finished flat is not automatically a refurbished one. What matters is what happened behind the surface, not which taps were fitted.
In the Gründerzeit stock the usual Altbau questions apply: floors, damp at the base, the age of the services, later alterations.
For apartments we read the owners' association paperwork as carefully as we inspect the flat. A special levy already voted through does not appear in the listing.
Many buyers have known this market only for a few months and compare prices without reference to condition. The Bauordnung Nordrhein-Westfalen applies.
Particularly then. A high-end finish says nothing about the fabric behind it. We check what was actually done beneath the surface and what was simply covered over.
We read the minutes of recent years, the service charge accounts, the Teilungserklärung and the state of the reserve fund. Special levies already voted through and upcoming works do not appear in the listing.
Then condition matters even more. Comparing prices without knowing the fabric is misleading. The report gives you the figures that belong in that comparison.

|---|---|---|
| Moisture in walls or floor build-upBasement and bathroom seals past their life, with the damage above the finish line | Very common | €4,000-35,000 |

| Structural movement or settlementRare, but the one finding that can end a purchase | Rare | €25,000-150,000+ |
A Viewing Check starts from €450, a Red Flag Check with traffic-light dashboard report from €650, and a full Baugutachten from €850. All prices are final, VAT exempt per §19 UStG (Kleinunternehmerregelung). If you're buying as an investment, inspection costs are typically tax-deductible as Werbungskosten.
Yes. Our report documents every defect with photos, estimated repair costs, and technical assessments. We also support you through the negotiation, helping you push back on the seller, understand your rights under German Baurecht, and identify cost reductions.
A Bauabnahme is the formal handover of a new-build from the developer. Once you sign the Abnahmeprotokoll, defects become your problem. We attend the handover, document every defect in English, and ensure nothing gets signed off until it's properly fixed. Especially important for MedienHafen and Rheinufer developments.
Yes. We provide Verkehrswertgutachten (market value assessments) for divorce settlements, dividing an inheritance and co-ownership buyouts, by agreement between the parties. These are independent valuations for your own decisions and negotiations. Valuations the Finanzamt must formally accept under §198 BewG require the Gutachterausschuss, a publicly appointed (ö.b.u.v.) expert or an ISO 17024 certified valuer, so we refer those on.
We reply within 2 hours with the next available Düsseldorf dates. After the inspection, your written report arrives within 24 hours, photos, ratings and repair costs included. If your offer deadline is tight, say so; we can often accommodate it.
Yes, and we encourage it. Walking the property together is worth half the report: you see every finding in place and can ask anything on the spot. If you cannot attend, we call you afterwards and walk you through the findings one by one.
Ideally: the listing, floor plans, minutes of the Eigentümerversammlung from the last three years, the Instandhaltungsrücklage statement, the Energieausweis, and any past damage or repair reports. Do not worry if you have only part of this, we will tell you exactly what is missing and why it matters.
Send the listing or address through the form below or by WhatsApp. Within 2 hours you receive the next available Düsseldorf dates and a fixed price. No obligation, and no payment until the date is confirmed.

Düsseldorf's ornate Gründerzeit buildings in Oberkassel and Carlstadt often conceal moisture damage behind stucco facades, outdated electrical wiring, insufficient insulation, and plumbing that hasn't been updated in decades. The beautiful facade doesn't tell you the full story, our thermal cameras and moisture meters do.
Twelve areas: walls and cracks, moisture and damp, plumbing, windows and doors, roof and attic, electrical systems, heating and ventilation, insulation and energy, foundation and structure, façade and exterior, Wohnfläche and layout, and mould and air quality. Every finding is photographed, rated traffic-light style and given a repair cost estimate, plus a review of the sale documents and the Eigentümerversammlung minutes.
