Before you sign a commercial lease, check the building

A German commercial lease (Gewerbemietvertrag) is not like a flat. It can push far more of the repair and reinstatement liability onto you, the tenant, than a residential lease ever would. Take on a café or shop without checking the building, and you can inherit the cost of problems you never saw.

We inspect the premises, structure, damp, roof, electrical capacity for your equipment, drainage and ventilation, and tell you in plain English what condition it is really in and what it would cost to put right. So you sign, or negotiate, with your eyes open.

What we do for commercial property

Pre-lease & pre-purchase inspection

Shops, cafés, restaurants, offices. Know the building's condition and repair costs before you commit.

Technical due diligence (TDD)

For investors and owner-occupiers buying commercial or mixed-use property: a structured condition, defect and CapEx assessment. The risks, costed, before you commit.

Schedule of dilapidations

At lease end: landlords, a costed schedule of what the tenant failed to repair or reinstate, so you can claim it. Tenants, an independent check on a claim against you, so you can challenge it or plan a clean exit.

Advisory valuation

An independent market-value assessment for a purchase, sale or negotiation on a small commercial unit. (Not bank or official tax valuations, those need a publicly appointed expert.)

Got a leak, damp or mould in your premises?

If your shop or office has a defect, a leak, water damage, damp or mould, you may have a claim against the landlord (or, in a new build, the builder). We produce the independent, dated, photo-documented report, with the likely cause and severity, that a Mängelanzeige, a rent reduction, or a warranty claim relies on. For tenants and owners alike.

Straight about what we do

We assess the building and its condition. We do not handle the business side, gastronomy licensing, hygiene approval or the Konzession, and we do not do bank/mortgage (Beleihungswert) or official tax valuations. Everything we do, we do properly and in English.
