A Kurzgutachten is a quick pre-purchase property assessment that takes 1–2 hours on-site. You receive a 1-page Dashboard Report with traffic-light severity ratings and a go/no-go recommendation. A Baugutachten is a comprehensive 12-point building survey with a full written PDF report including repair cost estimates, photo documentation, document review, and a negotiation summary. The Kurzgutachten is ideal for shortlisting properties; the Baugutachten is what you commission before signing the Kaufvertrag.

A Kurzgutachten in Berlin typically costs from €450 depending on property size and location. If you later upgrade to a full Baugutachten, your Quick Check fee is credited toward the full report—you never pay twice.

Yes. Every Quick Check includes a 1-page Dashboard Report in English with traffic-light severity ratings and a clear go/no-go recommendation. For the full detailed report with photos, repair cost estimates, and document review, you would upgrade to the Baugutachten. You can also add optional extras like a thermal imaging report (+€150) or a follow-up call (+€99).
