When you need an independent value

Divorce & separation

Dividing the home means agreeing what it is worth (Zugewinnausgleich). We give both sides one neutral, independent figure to negotiate from, so the number is not another thing to fight about.

Dividing a shared property

Inherited a flat with siblings? Splitting a property held in a GbR or with a partner? We value it fairly so one of you can buy out the other, without a stand-off over an agent's estimate.

Before you buy or sell

Make sure you are not overpaying, or price your sale right. An independent market-value assessment, not an estate agent's optimistic guess.

How we value your property

We assess the property in person and prepare an independent market-value assessment (Verkehrswert) using the recognised German methodology (ImmoWertV). Depending on the property that means the comparison, income, or asset-based approach, and we explain which we used and why.

You receive a clear written report and a call with Alice to walk you through it in plain English, so you understand exactly what your property is worth and can act on it.

Straight about what we do

We provide independent valuations for your own decisions and negotiations: purchase, sale, divorce, and co-ownership. We do not do bank or mortgage (Beleihungswert) valuations, and valuations the Finanzamt must formally accept require a publicly appointed (ö.b.u.v.) expert. If that is what you need, tell us and we will point you the right way. No surprises.

Common questions

How is a property valued in a German divorce?

The home's value feeds the Zugewinnausgleich (the equalisation of assets). You need its independent market value (Verkehrswert). We prepare a neutral valuation both sides can rely on for the settlement. If the divorce reaches court, the family court may appoint its own expert; our valuation supports your negotiation and your decisions along the way.

We inherited a flat together. How do we agree what it's worth?

We value the property independently so co-owners, whether siblings, heirs, or business partners, can agree a fair buy-out figure, instead of arguing over an estate agent's estimate or a number off a portal.

Can I get the valuation in English?

Yes. You receive the report in English (bilingual on request), and Alice talks you through it on a call, so you are never wrestling with German valuation language on your own.

How long does it take, and what does it cost?
